DORCHESTER, Texas (KTEN) — A 600-acre residential development is coming to Grayson County.

It will increase the number of homes in the Town of Dorchester by nearly 6,000 percent.

Dorchester, located nine miles southwest of Sherman, currently has a population of about 75 people. This week, Centurion American Development Group broke ground on Cottonwood, a project that will include more than 2,100 homes.

If you estimate 2.5 people per household, that could increase the town's population by more than 7,000 percent.

Starting north of McBee Road, the development will cover 678 acres extending to FM 902.

Plans are to build 2,156 homes in five phases by four different home builders.

Developers plans to include two new schools within the neighborhood. There will also be amenity centers and trails.

A spokesperson for Centurion American said the first lots of phase one will be delivered to builders in 2026.
